 Materials Purchased by the Homeowner

iSpec LLC does not warrant materials purchased directly by the homeowner. This includes customer-supplied fixtures, flooring, tile, cabinets, appliances, lighting, hardware, and any other owner-furnished materials. iSpec LLC warrants only the workmanship of installation — not the material itself. For owner-supplied materials, pursue warranty claims directly with the manufacturer or retailer.

 What’s Covered — 2-Year Workmanship

The 2-year workmanship warranty covers defects in materials or workmanship supplied by iSpec LLC or its subcontractors across a broad range of construction elements. Key covered items include:

Structural framing and load-bearing components
Foundation and concrete work
Roofing, flashings, and roof jacks
Plumbing supply, drain, vent, and fixture installation
Electrical systems and fixtures installed by iSpec LLC
HVAC installation and ductwork
Doors, windows, and hardware installation
Drywall, plaster, and interior finishes
Flooring installation (hardwood, resilient, tile, carpet)
Tile and stone setting, grouting, and waterproofing
Cabinet installation
Exterior decks, railings, stairs, and guards
Brick, concrete block, and masonry work
Siding installation (vinyl, aluminum, cement board, wood)
Insulation installation
Paint and finish coatings applied by iSpec LLC
 What’s Not Covered

The following are explicitly excluded from iSpec LLC warranty coverage:

Materials purchased by the homeowner
Manufacturing defects in any material or equipment
Normal wear and tear
Damage from abuse, neglect, or improper maintenance
Damage from modification or alterations by anyone other than iSpec LLC
Insect damage
Acts of God — fire, flood, hail, earthquake, lightning, windstorm
Dampness or condensation from inadequate ventilation by owner
Consequential or incidental damages (loss of use, diminished value)
Defects obvious and accepted at Substantial Completion
Color/texture variation between existing and new patched surfaces
Claims not filed in writing within the warranty period
Soil movement covered by insurance or legislation
Personal property or bodily injury damages
 Smaller Projects & Work Orders

Smaller projects performed under a Work Order Agreement (rather than a full construction contract) carry the same 2-year workmanship warranty on all labor and installation performed by iSpec LLC. The same exclusions apply — materials supplied by the customer are not covered under iSpec LLC warranty. Any additional work performed outside the original work order scope is billed at $85/man-hr plus materials and equipment.

 How to File a Warranty Claim

Document the defect Photograph the condition and note when it was first observed and how it affects use of the space.

Submit written notice within 30 days of discovering the defect Send a written description by email to contactus@ispecllc.com or by certified mail to iSpec LLC, P.O. Box 163605, Columbus, Ohio 43216. Include your name, project address, contract or work order date, and a description of the condition. Failure to provide written notice within the warranty period constitutes a waiver of warranty rights.

Allow iSpec LLC to inspect iSpec LLC has the right to inspect the alleged defect and may seek the opinion of independent experts before beginning repairs. iSpec LLC will respond to warranty claims in writing within 30 days of receiving notice.

Resolution If the claim is valid, iSpec LLC will make repairs or replacements promptly and at no expense to the owner. If the claim is disputed, both parties agree to a dispute resolution process as specified in the contract documents. Under the Magnuson-Moss Warranty Act, suit may not be filed until the claim has been submitted for informal dispute settlement and either a decision has been reached or a 40-day waiting period has passed.
Important: Work done by iSpec LLC in compliance with warranty provisions does not extend the original warranty period.
